They spent too much and they are trying to rent an expensive place right after bankruptcy. Just stupid.

I'm renting some of the most expensive condos in my town. I getting lot of people with bankruptcies on their record....from this year, and some still in bankruptcy. What the heck is wrong with these people? And they all go bye bye once I ask for a credit and backround check. But I can see their history with a simple online search.

So you guys always have prospects fill out an application. And then have them go online and fill out the info again if you want a credit check? I would think filing out their info once is ideal.

I use pacer.gov to search court cases, which is very useful.  I was wondering what other sites you guys use for screening tenants before paying for credit and backround checks.

I'm renting new condos and a lady comes by for a showing, and asks for an application. Before I even send her an application, from a simple search, I see she has 2 prior bankruptcies and is currently in another bankruptcy. The nerve of some people makes me shake my head. Wasting my time. 

You guys have any stories of shady applicants?

I've used tenantverification.com but it requires the applicant to go through several steps,such as creating an account and password. I'm looking for a service that doesn't require creating accounts. Just a link to an online app and go. 

Any services recommended for simplicity?

I'm getting bombarded by the local sports team for 7 to 8 month rentals. Since they come to play and then leave after season. Oh and they all have wives. Some with kids. So I assume they will be more responsible. 

These are brand new condos I'm  renting. Should I allow it? How much of a rent increase?

do you go month to month same price?

month to month at higher price?

only allow to re-sign lease or move out?

the one disadvantage of month to month is if the tenant decides to move out in the winter slow months.

it could be priced too high for what it is.  if the place is nice, you can get more, if not you'll get less.  simple logic.
