Lease states tenants agree to leave the place in the same condition they found it. It was new at move in. And I am the contractor. I built the place. So unless I'm missing something, why can't I bill for my time?

had some tenants move out after a 7 month lease on a brand new condo.

they are shocked that i would consider not giving the full deposit back.  claims this is normal wear and tear.

i'd like to hear your opinions on what you'd do and how much you'd charge.

there was a lot of dog hair on the carpets.  plus dirt stains.  vaccumed a dozen times and hired steam cleaner.

this is how much dog hair came up from putting a piece of tape on the carpet.

dog hair floating around, especially under aplliances and utility room.

stove was filthy, and oily film above on microwave and cabinets.

permanent oil stains in cabinet

vinyl floors were filthy

damage to appliance.  burn marks in microwave.  dent/crack on fridge bottom.

and they put up a temperary fence for their dog, which destroyed the new grass.

I should place requirements in the ad. You guys have any examples of how you spell it out? 

Had another call and found out they have a $30k tax lien. And found out if you rent to them, and they don't pay their taxes, the government will come after you for the rent they paid, wow!

how do you guys get rid of tenants that you know you dont want? these people call wanting to see the place right away.  and boy do i hate showing a place to people who waste my time.  just from getting the person's name and number, i can sometimes see they're in bankruptcy, or have liens against them, or whatnot, just from searching public sites.  i've tried ignoring these people.  i also ask them to fill out a preliminary app, which states they will have to do a credit check.  can i legally just tell them i dont like what i've found out about them from public records search? or is that too insulting? lol

When a current apartment is rented with tenants, and you need to rent the place for when they leave, do you have them fill out an application first? I currently use Zillow for applying, but I'd have to tell prospective tenants to apply with credit check and a fee there. 

What is the best approach to prescreen tenants so that I don't waste my time and current tenants' time on someone who don't qualify? 

I would give any long term Tennant a break in the rent cost, as that saves me the cost and hassle of renting out a place.

Craigslist seems to be the top site. Then Zillow, which posts on a few other sites as well.

Facebook barely had any listings in my area. I wouldn't bother there. 

A sign could help too.

Send the tenant a bill for a new fridge.
