i've been trying to decide what online tenant check service to use. but i've been reading that some of these services dont give you the info they entered, such as social security number, etc.  which service would give me the most info of theirs?

 what do you mean by "their agents"?  is tenant verification services mainly a canadian company?

banks wont lend to an llc. keep that in mind.

i was wondering if its ok to use an llc just for being anonymous.  use the llc as a management company.  tenants write check to llc. llc then pays you. but then what do you put on the lease?  your name or llc?  i wonder how that plays out if you need to go after someone.

Anything special about renting a property to a Canadian citizen? How would you do a background check on them?

If I knew the person's work, I might allow it. If he does remodeling for a living.... But it could turn into a hack job real quick. Maybe let them do one job and see how it turns out.

Been renting a few units for a while but looking to be more professional and up to date. 

The only background check I've been doing is a Google search of applicant's name. What's the best background service for this? I've also read it's best to do it locally? But how? I'm in Illinois. 

Where could I find a good editable lease sample? 

Also do you guys provide a general rules list? 

And where do you get the best leads from?

hello guys,

i hope what i'm asking is not against forum guidelines.

i'm a building contractor in illinois, and am currently building new duplex rentals.  i have a dozen of these duplex lots and have 3 buildings started and one near completion. no loans.  i'd like to build all the lots, however i dont have enough cash, as i have it tied up in other building lots and properties. 

i've talked to a couple local bankers, and they dont think they can loan money.  i normally build homes, however this area is still somewhat depressed and have not built any new homes in a while.  therefore income is not strong.  the vibe i get from banks is they want to see income, and it seems they dont care about assets.   

i'm guessing i may be better off finding a private investor? but how do i go about finding one?
