@Vincent Incopero thanks. Yeah I'm now in communication with the embassy and hopefully on my way to having a valid POA. I did one years ago but it is not being recognized as legitimate because of one little detail with the witness! I just pulled two poa docs from the web today, one from a law firm in AZ, and another direct from the maricopa county webpage, so hopefully they'll be legitimate this go around. Especially since it's going to cost me a pretty penny to fly to the capital city, pay for the notarial service, and a room somewhere, etc. wanna be sure to do it right this time for sure.

I am in contact with the title company I’m planning on using and getting their input along the way too.

I live overseas and am needing to create a power of attorney for signing of title in Arizona. I have no way of being physically present to have the poa created. Is there a way to do this from afar, or do I have to be there physically?

Hey @Mike Neubauer, good to see you making more steps into the market here! How are your moving plans shaping up? Ours are the same!

I’m connected with a bunch of wholesalers and others looking for buyers. Not sure how many are doing MF. Are SF properties off the table completely? Would better cash flow be what entices? If you let me know some specifics of where you want, what price range, other details, I can put the word out there and connect you. Are you open to creative financing deals, like being assigned subject to or seller finance deals? Lots of those going on in my network. Hoping to be scoring some of those deals myself here soon! Still doing it from afar here in PNG!

@George Torres yes it'd be good to meet sometime for sure! I actually don't live in the area at the moment. Working remotely. But planning on moving back there next year sometime in June if covid doesn't continue to mess up travel. I've been attending some meetups virtually. I know there are lots of others. If you're not a part of AZREIA that's where I'd start. @Shiloh Lundahl has a good one every 3rd wed of the week. You might want to check that out. Also as a wholesaler you'll definitely want to be a part of the real estate disruptors with Steve Trang. I think they do meetups as well. Phoenix has a ton of options.

@George Torres from what I’ve heard from other wholesalers, with that kind of budget for marketing, and consistency both in marketing and follow up, you ought to be able to get a deal pipeline going. I’ve heard door knocking foreclosures is getting a lot of deals done. And soon, it’s expected the foreclosure market is going to explode.

Hey Anthony, I've been trying to get started with investing as well. Lots of learning and just now starting to actually jump in, in the East Valley area. I'm curious what your motivation is for wanting to invest out of state. I was starting to look at out of state stuff too, until I came across more information about creative financing through Pace Morby. He gives a ton of in-depth info on subject to and seller finance, and various exit strategies and so much more. Now I see I can stay in my home state and anticipate being able to do well without all the financing restrictions that come with traditional financing methods. Check out Pace's awesome educational material on youtube and join the free creative financing facebook group. Depending on what you're wanting to do, it may open up a whole new world of possibilities for you! Even if you still pursue stuff out of state, having this creative financing stuff in your tool belt will go a long way!
