hi John I'm actually in escrow right now on a multifamily (two unit) house hack in the area of Carolina in Puerto Rico which is a more metropolitan area not really as hot as Rincon so the prices for the houses are significantly lower.

But the tips I'd give them would be to make sure to pick the right insurance since Puerto Rico has been on a bit of a rough patch lately. I financed the property using a bank so i can't really speak on the owner financing part.

But if they're buying the area of Rincon they might be better off just renting the house on AirBnB.

everything in PR is behind at least 60 years.  everything in PR takes longer. It takes longer to get a phone answered, takes longer to get your realtor to respond, takes longer to walk into a bank and get served, takes longer to open accounts, takes longer to apply for loans, takes longer for the municipalities to stamp docs, takes longer to close, takes longer to do just about anything. 

I think the above kind of spells out that you need to have time and patience when purchasing down there. closings will take 60 days plus for finance and just a little shorter for cash. Additionally, be prepared to pay for EVERYTHING, so keep extra in the budget for things you would not normally think of. BTW, if you are financing, then you need to use a bank or credit union on the island. 

besides everything taking longer, being tickled and died to death, not getting responses until days later, everything else is pretty straight forward. 

With all that said, its still a beautiful place.

This is absolutely true disgracefully, everything in Puerto Rico takes longer because our systems and processes are outdated.

Hi everyone, I'm looking at a home I can house hack and lurking around on google maps I noticed the home has an auto parts business on the street in front of it (I haven't seen the house yet in person) so I wanted to see if any of you has had any experience buying a home in front of a business or anything similar to that.

Do you need a hard money lender that is willing to lend money in order to invest in Puerto Rico or do you want to know a hard money lender who invests in Puerto Rico?

 I'm planning on investing in Guaynabo or San Juan, and what made me invest there is the job market since those two counties seem to have some of the strongest job markets.

Puerto Rico is a volatile market right now. I use to live in Cabo Rojo and had been on the look out to buy a Condo down there. You best bet is to find a foreclosure property in the metro area where employments rate still decent. Be really carefull with tenants and triple check employment status. 

 Thank you that's really solid advice, I actually saw a condo recently in Dorado, so if I see one in Cabo Rojo I'll let you know.
