The REIA Group has a main meeting the 3rd Thursday of every month. There are also subgroups that meet throughout the month. Good luck!

You might want to include maintenance and management even if you don't use someone else just to be on the safe side. I don't know much about cap rates but I've heard this from other investors. Is the property in Branson also? Good luck!

You need to talk to a CPA or tax professional who have done taxes for RE Investors. It all depends on how the deals are done which they should be able to answer. Sean's dad is an attorney in Nixa.

Giving the seller's some cash for keys might be the best way to move forward. Find out what the least is that they'll take and decide if it's still a good deal.

You would have more opportunities for a Vacation Rental in Branson, MO. My REIA Group has several people buying the vacation rentals, but they are staying in the Branson area because there is so much to do all year. Jeramie Worley and Brad Moncado both live in Branson and they also hold seminars to learn about vacation rentals. They are also realtors. You can find them on Facebook. If you buy in Branson 1st then it might help cover your expenses at The Lake of the Ozarks in it's down time. Good luck!

There are many ways to close a deal and wholesaling is one of them. There are many successful wholesalers out there who also buy and hold. Many buy and hold investors are getting their deals from birddogs and wholesalers which makes everyone happy.

That's why you have an inspection period (at least 14 days if not longer). You should have a buyer's list looking for that type of property also. If you don't find anyone to wholesale it to, ask the seller for an extension.
