If you want to do quick comps go to free websites that offer an estimate of what the property is worth. Go to 3 or more. Take each price and add them up then divide that total by the # of estimates (if you go to 3 then divide by 3). That will give you an average. You can also find a realtor that will get you true comps and do the same thing. You can also figure out your price per SF of the properties. Look up videos on Youtube for figuring ARV (after repair value) and it will be more detailed on how to do it. Keep in mind that the ARV is your end number after you deduct the cost of repairs from the total of your comps #. Daniel Wiafe in Las Vegas has some really good videos on doing it at Youtube.

Your 1st time is free. Sometimes they'll let you go to a few of them. Eventually you will have to decide if you want to join the group. I think that I'm paying $65 every 3 months and that includes all of the sub-groups also. Most of the sub-groups are in the evening except for the Landlord Lunch that you went to. If you get there around 5 then you can mingle, put your name in on some raffles and eat (no cost). The food goes quickly! Several speakers will be at this meeting talking about how they got started. Justin next Thursday is our main meeting if you want to go as my guest. Doors open at 5. Meeting starts at 6 p.m. It is at the Hilton Garden on Republic Rd & Glenstone. It is a much bigger meeting with lots of investors and they provide some snacks too.

@Justin Lloyd the REI meetings that @Andrew Newlon is talking about is the same group that I told you about on the other post. You will definitely meet a lot of local investors there.

Westerman Investments doesn't sound familiar. The meeting is this Thursday at the Pasta Express on Republic Rd (close to Golden). It starts at 11:30 but you can get there earlier if you want to purchase food. It's also okay to eat during the meeting. The big room on the West end is where we will be. Tell them that I invited you if you get there before I do. 

There is a main meeting the 3rd Thursday every month. Then there are several sub-groups during the month pretty much every week. This week is the women's meeting tomorrow and then the Landlord lunch on Thursday. I don't make it to everything, but you learn something at every event you attend!

Who is your friend and which Investment Group is it? You don't need back for wholesaling. You just need to know what you are doing. You can go to several meetings before having to make a decision to join or not to join. There is a landlord meeting on Thursday at 11:30 a.m. You don't have to be a landlord. Meet the people who might buy a wholesale deal from you.

Rent to own homes and wholesaling don't happen over night. You might want to start out with wholesaling which you can do with the rent to own homes also if done correctly. You shouldn't try to do it on your own, but find a mentor or attend REIA meetings to hear from other investors.

There is a lot of wholesaling going on in the Springfield, MO and surrounding areas. Are you attending any REIA meetings? Are you working with a mentor or anyone in regards to wholesaling?

If you are going to be rehabbing properties you can only pull some of the permits and that can be done as a home owner if someone lives on the property. Your plumbing, electrical, HVAC (includes all mechanicals) can only be pulled by a Master. You can do the general rehab permit but I don't think that you need an LLC to do that (check into that).

Also I work with a local RE Investor who does not have a Realtor's License and he does have a property management co. along with his lease option business. You should check into that also especially in the area that you want to invest in.

I have access to a private money lender who can help you with rehab loans, but you have to be 65% (prefer 60%) of After Repair Value (ARV) including all closing costs, holding costs and repair budget. Working with family is tough! You could pay your father-in-law 10% on his money you borrow and then split the profits, but if you are going to work for free you might not want to do the split at 50/50.

Don't worry about setting up your LLC as a C-corp or S-corp until you are really making money. You should definitely have a CPA help you with that if they understand RE Investing.
