@Patrick Boutin, I started in an similar situation as you are planning but in my case the RE agent was also going to put 50% of the money or the Rehab cost. The agreement was that he would oversee the rehab etc. as I was working full time. But after first deal, I was doing most of the running around, dealing with contractors, overseeing the rehab because I wanted to learn and understand the whole thing.  At the back end we will split the profits 50/50. 

In your case if you are putting 100% of funds and also will be managing portion of the rehab I will say 60/40 or 65/35 will be fair.

@Sunny D. I am not a CPA but so far that I have read and talked to... for flips its better to have

S- Corp. Also, if you are a CA resident you will have to pay taxes in CA on your out-of-state flips. Below is a good video from Amanda Han where she talks about it as well.

@Kelly Byrd I have been doing some reading on HELOC's and so far I have found that the rates are variable so in your example what happens if Y% changes ? since you are looking long term. So far it looks like mostly HELOC is used for fix and flips or buy cash, rehab, rent, refinance (BRRR) pull the cash out and start all over again. So the investment per cycle for using HELOC is short and not long term.
