mail directly to the home owner. That is the most effective.

You will have to do your own marketing directly to homeowners in the area that you want to focus on. You can also team up with someone like me who is finding properties not on mls and we split the wholesale fee. As an example I am finding houses in Kansas city for 20k that rent for 600 per month. I have another one for 35k that will rent for 800 to 900 per month. 

I market directly to sellers then I have a property manager go to the house to make sure the place is not falling down.

Kansas city is a good place for cash flow. Even out of state investors are buying in Kansas City. Maybe values will go up faster if the Royals win the world series.

St Louis and Kansas city Mo have good cash flow numbers. I am finding houses for 22k that rent for 650 per month. My property manager there steers me away from the 10k homes where you need a gun to visit properties in the day time.

Kansas city is great if you can get a good property manager. My first property manager is doing real estate and property management and the property management side suffers. I am now getting a new property manager. I like Tyler's approach also. My first house was in the lower income area. I will move up from there.

My experience is that I have  had realtors saying they are property managers also and then the management side suffers because it doesn't pay much money. They are busy trying to sell homes instead of managing properties.
