hello Justin. I purchased my first property in kc last year just because CA is way too high now to make sense again. We visit the Orlando area once or twice and year and love it. I am hoping to move to the area one day. The economy sounds like it is improving from you you said.

@William Robison a 4plex for 52k getting 2600 in rents sounds awesome. I wish I had the money to get ten of those. I might have to talk to you soon about one first.

good job. what was the price of the 4 plex?  what are the incoming rents per unit?  I want to compare it to st Louis 4 plex's.

property taxes are very high in Texas also. They are around .03% of the properties appraised value. Look into the St Louis and Kansas city markets. Look into the Atlanta GA or indy areas.

@wayne tango mentioned Murfreesboro. I purchased a couple places in Murfreesboro back in 2006. My first purchase was a triplex that was a disaster. The realtor forgot to mention that the block I was buying on was the problem drug dealer block of the small city. I would talk to a local property manager there first so that they can tell you which streets to stay away from. Once I had an idea of the city, I did better with my purchases afterwards. Two of my tenants showed up drunk the day they were moving into my problem triplex and the property manager had them arrested because they would not leave as the place was not ready. They then called me all night drunk after they were released from jail. The next day they called me sober asking for another chance to move in. very funny voice messages.

How does a person know if they are buying in South St Louis city?  what zip codes is this area. A realtor sent me a listing at 30k. I am offering less but it is hard to tell if it south st Louis or not.
