@Henry Lazerow thanks for putting this out there and it's crazy how many "tester" calls we got in last 90 days. When you do this long enough, you get an idea of what a tester asks about or they start digging. We accept all applications and in the case of section 8 the only real time we don't is if the numbers don't make sense with market rent vs HUD standard.

I have long form articles on both this Fair Housing law with section 8 and the scam tenants with fake info on our website.  I tried to post it here but got erased.  

@Dwight Henning I just sent you a DM of a guy I have been referring for years in Syracuse.  He manages across all those medium sizes cities in upstate so investors like they can invest in multiple markets under one PM.  

@Jake Brady Congrats!  In 20 years I have seen more people start and not finish the class/exam then pass so you are part of the minority.  We are in Roselle and definitly are investment minded firm and would love to talk if you are interested!

@Connor O'Brien I don’t think you price it any different then if just marketing for a market renter.  If you want to add it to places like affordablehousing.com then that gives you more exposure.  In Chicago you request a CHA Burden sheet and that gross number minus utility allowance will be what you get in addition to making sure bedroom size is adequate.  In suburb cook county it is a little different. 

@Tan Su first of congrats...there is alot of opportunity for good PM providers in Chicago and the entire US.  You are about to get run over with lessons in the next 3 years and happy to help sidestep common mistakes if you ever want to jump on a call.  

When you get to 100 units you can join our Property Management best practices group where we have 20 local PMs get together once per month via zoom and help each other out.
