@K Jennings like you might need to use them for a 5 day notice and evict them or a tenant is trying to sue you?   If you are a little more specific I will refer you the right guy. 

@Dave Kush You can send them a certified letter that it is no longer a smoking building and you would have to use an existing term like quiet enjoyment or not disturbing others to enforce.  No smoking in common areas is already law so you are just enforcing withing the unit which is at question here?

Thanks @Jonathan Klemm and @Tina Kapur we have to get you up to speed quick here otherwise you are going to say the wrong thing and get in trouble.  

You can not deny anyone based on "source of income" in Illinois and section 8 is a source of income.  Now if they dont meet your advertised qualifications then you can deny them or if the property will not pass inspection you can suggest that be an issue to them.

@Javian Moorman Plenty of CHA appliants out there...you just need to market to them on the open market like you would any rental and they will come.  You can also hire firm like us to hire A to Z for your lease up!

@Faiyaz Hashmi thanks for your tag and I just DMed you a list of Chicago and suburb real estate investing groups.  

@Jesus Morales is it the owner that lives there or a tenant?   If unknowns about tenants intention any investor is going to have to building about $7500-$10000 for the unknown of how to handle them.
