We live on the SW side of Indianapolis and invest in Marion County (Indy) and surrounding counties PLUS Madison County - Anderson which is a bedroom community of Indy. (About 30 minutes away). We have 23 SFH Rentals in Anderson. The city has a population of about 56,000 and was hit by the auto industry slowdown, but is coming back. Our CAP Rate are amazing averaging 19% per house. We are in the process of selling 20 of our homes as a basket. We would NOT be selling them, but have another project we want to fund. Once we sell these we will continue to invest in the Anderson Market because of the good deals and upcoming small city close to Indy. Hope that helps!

My name is Casey Speer and am an investor, RE Broker (My wife), Property Mgr. and have our own Construction Company here in Indy.  We know the area very well. 

Duplex 3632-3634 Salem is in a tougher Neighborhood. It is North Central Indy just south of 38th Street and Meridian. (North of 38th is preferred)

Built in 1925 so you may be just past the plaster and lathe walls era which is good. Zillow says it is newly renovated, but I wouldn't believe it until I see it myself (In person or a virtual tour or?) it seems to be a well made house, but again you would need to check it out.

Zillow has it at $47-49K, but if it is remodeled decently well already that is good. 

You should be able to get $600 - $650 per side (Zillow rent estimate is high for the area.)
