Yes, they are although they do not exercise their option very often.  We have had only a couple in the last 3 years. Hope that helps!

The vacancy in the area for our properties is very low. Our average time to rerenting between tenants is approximately 2 weeks. We have a great reputation and work on many referrals from existing tenants.

The terms are negotiable. 

We are offering these with seller financing with the following terms:

- Asking Price - $284,263

- Down Payment - At least 50% of Sale Price

- Length of loan, interest, and payment - Negotiable

- All title work is done from a closing that was supposed to take place last month; however, the Buyer's funding was held up the day before closing was all set to take place. Due to this, we can be ready to close this deal within 48-72 hours

Dave - Vacancies normally runs around 10% for us. It usually takes 2-4 weeks to fill homes once we complete the clean out/clean up. TERMs are negotiable ...lets talk.
