Andrew- Thanks! Agreed. The windows in reference are quite noticeably fogged and part of the roof is visible from the dining room. So..... I am leaning toward pushing back and offering to let her finance her requested repairs by increasing the purchase price.

Sam- First time home buyer. I feel like the agent is playing the "she didn't notice all of this stuff when she made the offer card". You make very good points. I would say that to the agent but I don't want to give her any more idea's. Lol! Funny thing is everything else is within 5 years old.

Frank- The was my first thought. I am happy to make all of these repairs, if the buyer is happy to increase the purchase price.

Wayne- Agreed.  I don't have to sell, but I would like to. But at some point, I have to draw the line. I don't want to give away all of my equity on repairs.

Steve. Good advice. I agree on the emotional attachment of the buyer. I am selling because I have 3 homes and would like to get rid of a bit of the maintenance. I plan to buy another rental at some point but on a smaller scale with less maintenance. This house is 2800 sq feet and has a lot of yard clean up after every tenant. Carpet and paint is like 5k every bad tenant. I would much rather have something about 1500 sq feet that nets same cash every month, but with less cost to turn.

Joel- 1 layer. I have builder friends so I get good pricing on repair or replacement. The windows are large thermal pain picture windows. It's a contemporary home. They are about $250 a piece. I don't think there will be an issue with appraisal, but they don't have to share that with me any way, correct? Just did it or didn't it appraise? It will cost me 7k to fix everything but after already giving 11k, it's a tough pill to swallow. I gave them the 11k because I knew there were fogged windows and an old roof. The comps I listed were not perfect either. I could always re-rent for another 6 months and re-list in the busy season.

Appraisal was completed last Friday and it hasn't come back yet, as far as I know. 

This is a home that I lived in and then turned into a rental when I got married 6 years ago.

1k in earnest money. Financing. 14 day due -diligence period. Conventional loan. 

Great school district.

I live in GA. Listed my home at $219,900 then reduced to $209,900. Comps with less sq footage in last 6 months are 230k, 240k, 227k. My drive way is a bit steep but not terrible. Pretty much move in ready other than a few fogged windows and a 15 year old roof with no leaks but a little wear. It's under contract at 205k. I am paying 6k in closing to the buyer. Home gets inspected and now the buyer is asking for several fogged windows to be replaced and a new roof. Windows and roof estimated repairs around 7k. I feel like I have already compensated for those things by listing under market and coming off my asking price including closing costs 11k. What would you do? Tell the buyer to take a hike? Meet in the middle? Fix the roof and windows and let the buyer walk but raise the price because of the new roof and windows? Thoughts?
