Negotiating after inspection report
I live in GA. Listed my home at $219,900 then reduced to $209,900. Comps with less sq footage in last 6 months are 230k, 240k, 227k. My drive way is a bit steep but not terrible. Pretty much move in ready other than a few fogged windows and a 15 year old roof with no leaks but a little wear. It's under contract at 205k. I am paying 6k in closing to the buyer. Home gets inspected and now the buyer is asking for several fogged windows to be replaced and a new roof. Windows and roof estimated repairs around 7k. I feel like I have already compensated for those things by listing under market and coming off my asking price including closing costs 11k. What would you do? Tell the buyer to take a hike? Meet in the middle? Fix the roof and windows and let the buyer walk but raise the price because of the new roof and windows? Thoughts?

Sometimes it's just a game of chicken. For things that were apparent before, I don't normally advise negotiating. Some buyers have this intent from the get go. Depends on your situation and motivation though.
