Honestly, it's been a blur! When I sat down to write this post I had no clue it had been that long since I ventured into real estate investing full time. It seems like yesterday that I was getting up at 4:44 am to make my daily trek from Woodstock, GA to downtown Atlanta. I got up that early because I despise traffic. The commute was miserable, I was miserable. But after a painful divorce (aren't they all) in 2012, I had a paradigm shift. That is when my thought process changed, my attitude changed and my master plan changed! I set out with the end goal of quitting corporate America for good!

@Vincent Crane recently reached out and asked me to speak about my story at the Atlanta REI Meetup. Vince... Thanks for thinking of me. It's an honor to speak to the group. I hope I can add some value!

Shameless plug….If you have not been yet, I highly encourage you to come and check it out! We meet at "The Ivy" in Buckhead every month. The group has grown to almost 1300 members and comprises some amazing individuals doing really great things in the Atlanta market and around the country. @Julie Kern I love that you are throwing your goal out to the masses! If you put half as much effort into Multi as I have seen you put into wholesaling over the past 18 months you'll surpass 50 units in no time at all! Keep up the great work!

It worked out. I ended up getting 2k over asking price by agreeing to install them. I was negotiating with a buyer and was trying to decide to just do the floors regardless and then raise my price if our negotiation fell through. Thanks!

What additional value would 1000sq feet of engineered Bamboo add to my sales price? Currently it has 494 sq feet. I would be adding an additional 559 sq feet. But replacing all of the wood. The wood in there is very worn. Should I raise my asking price of a custom home in the $340,000 range dollar for dollar cost of the install or what % return should I expect to get on investing in the flooring. I am removing carpet from a dining room and living room and flowing the wood all across an open floor plan. Currently the kitchen has hardwoods and the living room is carpet so there is a break 3 feet off the island. I think it will have a nice wow factor and the homw will be completely renovated. New paint inside and out and the flooring. Thoughts on the value add of that?

So......In addition to the 18 windows and the roof the buyer asked for 25 other items. I agreed to about half, but most were merely punch out items. It was a valiant effort from her agent. She countered my original counter about 6 times before the buyer finally agreed to my counter. Thanks for the input everyone.
