1.  Have the discussion with the new tenant that you'd like them to get on board with your lease.  As for the 28 day notice....not sure on that, but i'm sure there's someone here that can advise on that.  if not, simply check with an attorney or someone else in the industry (this is a good place to start).

2.  Not a lawyer, but i would imagine if the current owner could/would get the current tenant to sign that they were responsible for destroying the carpet, it'd probably stand.

Lastly, for screening, collection, and even service requests, HIGHLY suggest Cozy.co.

I own 2 duplexes in GB assessed in the 160-180 range and taxes on then are 3k - 3.5k. Factor it into your preliminary numbers for sure. PM me is you want to talk more. Good luck!

Travis, I think that area will rebound some, i believe it already has begun to turn, but schools still are a limiting factor and i don't see that changing in that area.

@Daniel Gray They take down posts if you advertize or suggest attending a reia or other organization. Same thing happened to me when i suggested a local newbie come out to a reia.
