Hey Kyle.

Better late than never right?? Unfortunately i don't have any answers for you, but am curious to hear about what you find out. I'm also new to the game in the GB area and would like to build my knowldege of this up before scale up. There is a new GB REI Meetup tonight, March 1st at the woods golf course at 7:00. great chance to network and ask that same question.

Edward, in regards to your response to @eddie t about his land trust questions, being a real estate attorney, have you ever been involved in the setup or transfer of title into a Land Trust? I know it will vary from region to region State the state and practice to practice, but what are the ballpark fees for doing such a transfer? Is it simply retitling it with a title company? Beyond that, if financed with a traditional mortgage, is there any risk of putting a property into Land Trust activating an acceleration clause in a mortgage? Greetings all!

First off, first time posting in the forums and novice in REI......for now. Looking for some 'quick tips'

Closing on my first property in nine days. I've been doing due diligence and then some and have virtually everything in line. Couple of outstanding questions if anyone would be so kind as to advise.

1:  Does anyone have a suggestion on a credit/background check vehicle that is simple and accurate? Specifically how does anyone and everyone who has used mysmartmove like it?

2: My property is a duplex with one vacant 2 bedroom and one occupied by a young family of four (two boys under three years old) that have never missed a payment but their rent is easily 100+ below market. The current tenants are month to month based on a very simplistic lease from 2010 and have never had a rent increase.  What would you all suggest I do with my inherited tenants?
