If Beth does not record the wrap/2nd lien how will she get paid if John sells the property as a title search would not show the 2nd lien? Is she not recording in fear of the due on sale clause?

I would suggest setting up a Google Voice account at least for your marketing efforts so that you do not share out your cell phone number.

I believe PMI goes away once you reach 20% equity in the property.

@Steve Novosel - I would be interested in learning those nice to do's myself. Did you take an online course or are you physically attending classes?

@Darren Sager - if I wanted to get a TX sales license to purchase my own investment properties what would you recommend?

@Account Closed - try looking into turnkey rentals in your area (I do not know your area sorry!) it will provide you with a rehabbed property, tenants in place with property management, etc. so it is as passive as it gets. This model usually works better when you have a few properties in hand so that the cash flow can be used to pay off one property at a time faster getting you free and clear properties in 15 years.

For a residential single family deal in Texas a good approximation is 3% of sales price
