@Manish Sharma it is a competitive market in Indy sometimes multiple offers on the first day it goes on the market especially if you are targeting owner occupied areas of town. Your "boots on the ground" needs to be able to get inside to inspect the property and you have to be ready to make an offer immediately.

Breaking news... AZMN just announced HQ2 will be in Plano/Frisco, TX (Dallas north suburbs)!!!

I kid but I seriously wonder how Dallas infrastructure would handle HQ2 influx with all the current growth / incoming population we've been seeing the past few years.

@Kelly M. best advise I can give a busy professional like yourself, based on my experience, is to make the time to digest the information on the turnkey process and turnkey promoters and vendors right here on BP by setting a keyword to your profile, check out @Jay Hinrichs turnkey review website, educate yourself on the ins/outs of being a landlord before you jump into OOS rentals. You will save a lot of your hard earned money doing so! Good luck!!

@John G. - I have purchased from PARC in the past. They primarily sell C-class properties so if you understand what comes with that type of property they are a fine  turnkey vendor with in-house PM. Good luck!

Awesome thread!  What is clear to me from reading this thread is I need to work on defining SMART goals for myself for 2018 :)

@Chris Clothier - interesting your team picked STL to start investing in 2018. I travel to STL often on work and was surprised to learn of all the Fortune 500 companies in this "small" Midwest city. Can you educate us on what factors led to choosing STL market?

@Mike Dymski - I've battled the decision of turning our primary residence to a rental multiple times over the past year. It's in an A-class neighborhood, walking distance to the elementary school so there is no shortage of renters that will definitely cover all expenses and them some, there is definitely long-term appreciation possibility... so should I give up tax-free profit?? Any advice on how to make an objective/quantitative decision?
