@Ricardo Campos congrats on your first rental in Indy! 

3.625 % is an amazing rate for a NOO property. Please be informed tax assessment values are supposed to be re-evaluated in Marion county this year (2020) so plan for your taxes to reflect your sales price. Not sure how the current COVID-19 situation might impact this timeline.

@Tim Harwick if you have equity built up in the property why not consider a cash-out refi (non-taxable transaction) and use the funds to purchase another rental?

I've found bandit signs in the area have worked best.

@Thomas Marks you could offer to close once the property is tenanted and see if the turnkey provider agrees.  It would not be wise to close prior to having an acceptable tenant in place as other have said you will be the one to incur costs of a vacant property.
