@Lesley Resnick , hi please to meet you , thanks for your response, thinking on getting some rental properties in JAX . I have been going consistently for the past 3 weeks to get to know the neighborhoods , but I 've seen so many vacant houses that it caught my attention , especially on the north and west areas ( low income would be  the spectrum of  my investments )

Hi, is 32209 a good rental market ? or properties stay too long vacant ? assuming a fair rental price
