can you adjust the price of the rent? in my experience this will solve the issue, especially if you don't want to sell at a discounted price

Whatever you decide to do , stay away from fire remediation companies , they will give you a huge overpriced estimate 

I am researching in Akron, also want to invest in Ohio , seems that there are multiple opportunities for cash flow properties

Thanks for your reply , only 30% of my properties are mortgaged , reason why I can keep a  bigger chunk of the cashflow . 
i read once that in general expenses should not exceed 40% of the rent , that is why I was reflecting on my numbers

Excellent analysis , Thanks for sharing

50% of my rentals are in low income areas , no more issues than my other 50% , however the cashflow is significantly higher , almost no vacancy . Just do a good tenant screening .. I will go for the 43 unit building
