@Alan Vieyra I agree that best way is to buy distressed and rehab. But being out of state its a little harder to manage rehabs. I'm open ot the idea though if I can get trusted contractors in the area.

Hi All,

Does anyone have any experience with turnkey providers in Houston area. I'm a real estate investor from CA an thinking of buying turnkey properties in Houston if the numbers make sense. I've seen many providers advertise turnkey properties with great numbers, but it's a little hard to believe some of those numbers. 

If anyone has dealt with such providers before please describe your experience.

I always monitor auction.com for potential deals. I've never bid yet. Like Chad mentioned in many cases there is a QCD. Keep that in mind. Also if it is not a vacant property you have to deal with the current occupants. The bidding may usually start very low, but if the reserve is not met, the seller may not accept the bids. If the property is really good, the chances are that it will get bid up very close to fair market value. Also, in most cases you will not be able to see the property, so you have no idea what you're getting into. Cannot estimate repairs, rehabs etc.

I've been watching the Florida market for a while now. Haven't yet bought anything there. If I find the right deal I might be interested in a buy and hold in Florida. I've been warned by many that taxes and insurance can eat big chunk of the cash flow there.

From what I've seen there are some really nice areas where you can get nice properties. But there can be really bad ones too. So I think you really need to know what you're getting into. With some due diligence I think one might be able to get good cash flow.

@Jesse Zhu Welcome to BP. I'm a real estate investor form Irvine, CA. I focus on buy and hold properties mainly out of state. I find the local CA market is expensive right now. Not many good deals to find.I've been contemplating flips to raise some cash and invest it in buy and hold properties.
