Another question should be if the average bill is $50-60 then why wouldn’t the water company come out or notify someone of a leak. I think they should be accountable some as well.

Why is there not a better section to find contractors or for contractors to show their skills on the site?  There is bold advertisement to find contractors that leads you to one that is powered by homeadvisor.  Which homeadvisor is making huge profits charging contractors for the leads.  They send the lead to several contractors which they all have to pay for even if they don't get a shot to sell the job.

@Ofir Rushinek If it’s a 3/2 in Orange Park it is definitely more than $600.00 unless it is not in very good shape. Depending on size, location and condition you should be able to get atleast $900.00.

Its easier to paint over wallpaper than remove it.  As long as its not textured wallpaper just cut out the seams, mud them and then oil prime it.  Water based paint will just make it bubble.

@Matt McMacken Congrats, it looks like a start to big things. I saw the upstate title and it caught my attentionand wanted to see where. I grew up just outside Utica, but have been in florida the last 15 years. It’s funny that was also mentioned in the thread. I know taxes are high there, is it hard to invest there because of that?

@Tim Ivory I looked at the new photos. Those are architectural shingles. Doubtful that it is over 20 years old. Get it cleaned and inspected and I bet you have life left in it. Keep us posted. Good luck.

@Joel Polanco It’s not that hard doing some renovations with tenants in place depending on the situation. Depending on what countertops you are using and the size of the kitchen it should be able to be done in a couple days. Just put the tenants in a hotel it wouldn’t cost much. As long as you have a trustworthy contractor it should be an issue.

@Tim Ivory It’s hard to say with the photos because they are a little blurry but to me they look like architectural shingles. If they are arc shingles then they aren’t decades old. Whatever you do don’t bleach it, if you want it cleaned to see what it looks like have a professional company come do a soft wash on it and then get a roofing company to come put something in writing how many years are left. It won’t cost much and if you end up needing a roof they would probably take that if the price.

It is pretty close to the house. It is possible to cause damage to the foundation. It can also cause damage to your roof, I’m sure there are a lot of leaves on the tree that end up building up on the roof.
