I purchased Josh D's books on rentals and rental management. It comes with contracts for rental applications and leases. I was wondering if anyone has used these and are they the same contracts that are for sale for 150 dollars. I was hoping to purchase the contracts from Joe Asamoah but he wouldn't reply to my request.  Thank you. I am also in Klamath falls, Oregon  and would really appreciate any information anyone has about local real estate lawyers,  accountants ect. Thank you for any help.

Maybe if you did a lease option you might be able to get enough to cover costs and not worry about repairs. 

That is what I'm doing, thank you. I'm not really happy about it but the relief I feel to get out of the situation feels excellent.  Thank you everyone for all the help!!!

Sorry, I was wrong, I only made about 70 in rental income.

Thank you so much for the responses! I am running scared from this property. I wanted it as a winter house for retirement but I just don't want to deal with this situation.  A sherriff's officer told me about the fines. A 500 dollar fine for me for the first 72 hours to clean up the mess and a warning letter to the renters. They said I would have to clean it up since the renters never do. I told her that if I go in to clean up someone's pot grow, something as small as a bullet could put a quick halt to that procedure.  She thought that was hilarious,  I didn't.   

The guy that is buying the property is not the renter,  I don't know anything about him. I found out about the pot farm from a niece. The 100 to 150 value was for cash price after evicting the renters and doing some cleanup.  The value of the house after being fixed up is about 250. It is a stupid move to sell this way but I bought the house for 50 thousand,  collected about 100 thousand over the years and getting 110 thousand for selling. I understand that I am sounding like an idiot for selling this way but I feel much better about getting a place close to me so I can keep an eye on it and not have acreage with the rental to have a nice big pot grow.

I am very worried about fixing up the property since the exterior walls and sub floor have logs in them. I would have to completely tear out the exterior walls and replace them to pass inspection which isn't too bad but the subflooring is also made with logs and the only way to access it is by taking out all the floors. I'm afraid it will take much more then it is worth.  The footprint is also small, has a good sized bedroom, kitchen and bath but no dining room,  very small living room and the other bedroom is upstairs and not very useful because of roof except for a kids room.  I would appreciate any ideas that you might have.  Thank you.

I have a rental in California,  I live in Oregon.  I found out that the renters are using the property for a pot farm illegally.  I was informed that I will fined $1000.00 a day if discovered (the renters nothing). I immediately served a 60 day notice.  I then recieved a cash offer for the property. I am accepting the offer even though it is less then the current value but it is as is. I am worried about the 1031 restrictions for time to purchase a house in klamath falls,  Oregon.  How hard is it to buy a house in the 45 days required by the 1031? 

A little more info, the house is a small house on 2.5 acres built in the 1930's.  I was talking to a realtor and they told me that I could sell the house for cash for 100 to 150 thousand after the renters were evicted and the property cleaned and some repairs done. She said if I redo the whole house for 50 to 75 thousand I could sell it for about 250 thousand. I am worried about working on the house due to the fact that it was built in the 1930's and a some of the construction was literally done with logs ( yes actual logs) instead of lumber. The cash offer is for 110 thousand.  I am sorry about the long post but I am very nervous and would appreciate any help and suggestions you offer. Thank you, Gary
