Does anyone use cozy for applications, background and credit checks and rent collections?  It sounds like a good deal for me but I wanted to see if someone could share their experiences with the company.  Thank you.

I am going to be putting the house in a limited liability corporation this year which I hope will take care of all the other problems

I have one remaining property in Klamath Falls. This area is kind of like the Midwest. Old homes, good purchase price points, rents are good, and not much appreciation. I don’t think I will continue to invest in this area just because I don’t think it will ever see much growth due to its location. If there was some multi family that came up I would consider it. What are you looking for? What do you need help with?

actually, I only put the kids on recently and we haven't been collecting rent for a while because the house was thrashed and the friends that moved in were "supposed" to be fixing it up.  Neither one of the kids had any income to claim.

I did a 1031 exchange but three people were on the title. All three of us recieved the tax form for it. Do we all claim it on our tax form for the full amount?

Mary White, I am looking for an accountant and lawyer that specializes in real estate and anyone else you might reccomend,  I am getting close to renting out my first house in klamath falls and don't want to screw up too bad.
