I will take my state exam in a couple of weeks and wanted to focus on short sales.

Are there any agents here who specialize in REO/short sales that can tell me what my first steps should be besides reading the forums and the books ( i am doing this already).

I want to know what you first did when you got your license, did you get any certifications after?

@Moises Turcios i am 19 and luckily realized early that i don't want to work for other people early on, i am getting my real estate license in january and focusing on selling short sales (this is how i figured i can learn with others people money while making some money for myself).  If you have any questions on how to get your license in Cali i am glad to help out.

What ways do you handle  unexpected issues when working on a house you are trying to flip, can i get an example of a difficult project you came across while flipping and how you solved it?

How would you handle a $2,000 water bill? or an unsuspected issue. 

I would think as a newbie like myself i would be panicking!

@Elizabeth Colegrove Thank you for the advice Elizabeth. My goal is to buy and hold as you are doing, but i guess i decided i want to learn as an agent helping others with short sale and then do it myself, and hopefully make some good connections as an agent which will help as a investor later on.

@Taimik Harper I am in the same ship! I'm taking my Salesperson License on January 17,2015 and have decided to go with Keller Williams!  For the same reasons why a lot of people do, they have an amazing training program (Ignite) for beginners. 

Try going to a KW Career Night Event! call a local KW Office and ask when is the next Career Night, anyone can go to these events!
