Thank you everyone for your very thoughtful and insightful responses. She did not have that stipulation in our contract so I will not pay her this time. I do value her as a cleaner and she definitely goes the extra mile and are the eyes and ears on the ground for me. I constantly get great reviews often comments of how clean the cabin is. So my inclination is to compromise her 50% request payment to 25% as stated by Mark and Martin. Also there are plenty of STR's in Maggie Valley and many cleaners looking for work since hurricane Helene.

Hi Everyone,  I recently had a last minute cancellation due to Covid (same day cancellation).   I informed the guests that I would refund there cleaning fee because the cabin would not need to be cleaned.  I informed my cleaners that she did not need to clean on date of checkout. She came back to me and asked if I would pay her 50% of my cleaning fee if guests cancel within 48 hours. Her reasoning is that she put it in her schedule and she could have accepted other cleaning jobs.  What are your thoughts?

Great insights from some of my biggest STR hero's! I feel very lucky to have such successful, caring, and knowledgeable people give me such great advise. I appreciate it, and I will feel better about my decision not to pay all the major holidays, get off the hourly wage payment, and offer bonuses when deserved. Thanks again for taking the time and expertise to answer my question. Hi Mitch I will be contacting you shortly.

Hi Bigger Pocket Members, I have a 2bed/2bath,1200sq ft. log cabin in Maggie Valley, NC. I pay my house keepers $36/hr to clean the cabin which usually averages 3 hours per cleaning.  I stay rented with maybe 9 to 10 cleanings/ per month. I made the mistake of saying I would pay the cleaner time and one half for doing a cleaning on Easter. Now she is asking me for holiday pay on every US holiday at time and one half. My question is do other members usually pay overtime for cleanings done on major US holidays and where do you draw the line on what are considered major holidays?

Hi Justin,

My name is Gary Campanaro, I'm a STR investor from Monterey, Ca. I saw your post here on Bigger Pockets looking for a STR manager for your Santa Cruz property. I manage a few of my own properties and would be happy to talk to you about your STR and your Santa Cruz property. You can message me on bigger pockets. Best, Gary Campanaro

Hi Bigger Pockets members! I am considering purchasing my first STR in the northern Ga mountains. My price range would be $525,000 and under for a log cabin or similar with a view or stream or creek through the property. What areas would you recommend for the best occupancy and ADR and stats out of Blue Ridge,GA. Elijay, Blairesville, Lake Nottely or other mountain areas. It seems like the property prices are less expensive in the Blairesville area compared to Blue Ridge, is the occupancy and nightly rates cheaper here? Thanks in advance for your help!

Attention all BP members. Be aware of an individual Vijah Chopra and his affiliated companies, Landgrabber, funding Realty, Accutech Services. He has been soliciting BP members regarding funding for fix and flips for several years now in the NJ and surrounding states. I fell for this scam artist's proposal and invested $35,000 for a supposed fix and flip in NJ. After 1 month he went dark on me and didn't answer phone calls or emails. He never purchased the fix and flip and continues to avoid contact.  Please tell others of this unethical and unscrupulous person.  If anyone has had any dealings with this individual or his companies please message me at Bigger Pockets.

Sincerely,

Gary Campanaro
