I just had a tenant just reverse her rent payment today from Jan 1st.

She had to claim fraud in order to do this?

Assuming this is her plan and not the accident she claims, advice?

If this were me, I would realize a few things. 

1. I need to do a better job vetting my tenants.  She has an integrity problem and will lie to me just like she wants to do to the government.

2. She's already living in my place. This is my tenant now and i want a good relationship. If this is the only issue It's cheaper to keep her.

3. I may think i know everything but i don't.  I can fill out my portion of the form honestly and not police those around me. 

you won't be helping this person with improved integrity, you will be just making a fight.  

you have your own independent section to sign?

I would sign your section and move on.

Here's the instructions from cozy support.  I asked a similar question about inherited tenants on a property purchase not not very long ago.  

.....renters can fill out their Renter Profile in their accounts and share that directly with you. Their Renter Profile is essentially the application without the screening reports.

They can do this by clicking on their Renter Profile tab, then click 'Get Started' to fill it out. Then, they can click the "Share" button and enter your email address that you use for Cozy to share it directly with you, and it will show up on the Applications page of your account.

I like cozy.

you can ask a tenant to fill out an application without the screening.  

it handles rent payments and maintenance requests.  I've been using it for a few years now.

Hello Tavisha,
I have properties in two states, Washington and Michigan. Could i start a relationship with you or do i need two local adjusters in those states?


 looking for a new insurance company for my duplexes and fourplexes, who do you like processing claims with?

Might I also suggest that you develop a relationship with a local public adjuster.  I work for several different investors and part of the service I provide is offering investors a free policy review whenever they get a new policy and/or property.  Getting advice from an agent is helpful, however, most agents don't understand the policy they are selling from the claim standpoint.  A policy is only as good as your claims experience.  

A good public adjuster can become a very cost effective risk management department for your investment business.  I charge a contingency fee on claims I manage, so there is no up-front cost for my service.  The value a public adjuster brings to the table is (1) they typically increase the amount of your settlement (more than enough to cover their 10%-15% fee), (2) they will recognize any gaps or insufficiencies in your coverage so you can get it corrected before something bad happens, and (3) in the event of a claim, they will negotiate with your insurance company, prepare a damage estimate, read your policy to make sure you're getting everything you're supposed to get, and ultimately, save you time so you don't have to try to become a claims expert.

Hi Brandon, I have been buying properties from a combination of cash out refinances and my helocs and then paying off my Helocs again with more cash out refinances.  While I was on sabbatical the banks were still able to count my W-2 income because I had a return-to-work date and a set salary.  A day before each loan they would call three-way with my work to verbally verify I'm still an active employee.

Lst year I barely had enough to buy all four houses in the same month, so I also took a loan on my 401k and cashed out my health savings account.
