Screening / Mgmt Software w/o Criminal Background Check

Hi, I'm just starting to rent out my house in Seattle.  I'm wondering what services you all use to screen tenants in Seattle, in order to conform with the "second chance" law preventing criminal background checks (or even asking questions about criminal history).  It seems that most tenant screening sites include criminal background checks by default, with no way to omit them.

Ideally I'd like to find a slick, integrated screening/management system a la RentRedi, Cozy, Buildium, etc that gives me the option to edit the application questions and omit the criminal background portion of the screening process.  But I'm interested to hear what software (or software combos) you all use for your Seattle tenant screening/management.  Thanks!
