Good afternoon! I am making this post to hopefully figure out whether it is a good time to buy a first home. I have been very interested in real estate investing for a while, and I don’t want to buy a house here if the market is a sellers market. I know with Covid things are weird and I wonder what impact it has had on the housing market? I have seen a lot of lower priced homes recently. Is it a good market to flip homes in? Also, I am curious on what an estimated down payment would be on a property around $150,000. I don’t have the best credit, but it’s okay I think it’s in the fair range. I am paying monthly rent on an apartment right now and I would like to make a switch if it makes sense! I have never purchased property so it would be my first time buying a home and I just recently started saving. Any advice on the market or recommendations you could give me would be very appreciated thank you happy hunting!

Hello, my name is Garrett Pickering and I am a resident in Tucson, Arizona. So right now I am in a pretty interesting predicament. I’ve been wanting to invest in real estate for a very long time, (since I was about 16 years old) and my plan was always to get my real estate license and work in the field first. Unfortunately, I went through some legal circumstances and was placed on probation. In the state of Arizona, you can’t get your real estate license on probation. So now, I am left with few options. I met a girl who went to my highschool who told me about investing in properties with no money down, essentially bird watching and getting properties under contract. I have no experience with this and have been doing my part to read up on it, but I could use some advice on what it takes to find clientele in the area that would help with this goal, and what it entails to do this. Any and all advice is appreciated, thank you in advance.

I am a resident and live approximately 30 minutes out from the University of Arizona and I am interested in house hacking a multi somewhere near the campus. I am wondering if there are any investors in the area who are familiar with good niches and what does well in the market?? I just began the process of acquiring my real estate license and me I'm looking at different avenues to take within real estate. One option I'm interested in and have been researching is wholesaling. Mostly because I don't have much money and with my license I could legally list/sell the property by contracting it with no money down. Is this a sound plan? I am wondering what the best niche to begin in is. I want to work my way up to buying and holding multiple properties by the end of this year. How can I achieve this goal? Is it doable?

My name is Garrett Pickering and I am 19 years old. I am about to obtain my RE license and I am looking for capital to invest into buy & hold properties. I am wondering if it would be a smart idea to make the capital wholesaling with no money down? What other niches would you reccomend for beginning in real estate? I have a pretty minimal amount of money to begin with so I am hoping to come up with an effective strategy for the area I live in (Tucson, Arizona) . Any and all feedback is appreciated. Dalton Kiley I was not working for a paycheck but a family friend of mine had gotten me an internship in the office because he was the branch manager. The KW I did my internship at is in Southern Tucson. Aaron Wilson was the person I ended up shadowing. Eller is a very prestigious school I would love to be able to attend. But I feel I can do great things in real estate starting young with connections in the community. I will also begin going to any REI seminars in the area to further network. Hello, my name is Garrett Pickering. I made an account on Bigger Pockets hoping to meet new people and network while I begin my journey in real estate. I am 19 years old and I want to go into real estate investment, and eventually into real estate development. I have already worked an internship at a local real estate branch (Keller William's Realty) so now I feel the next step is to get my real estate license. Daily I listen to podcasts and read online about the different strategies of investing which is why I have come to the conclusion that purchasing and holding rental properties is a good start. Is there anybody who might disagree with this? Based on the research I've done it seems lucrative to start young. So my purpose in posting this is to connect with others in the Arizona market. I have family who lives all over the valley (Mesa, Scottsdale, Glendale) so I am flexible in terms of the market I choose. I want to pick the best market for a young investor to network and purchase my first live in multifamily home. I was also wondering if there are any REI seminars/gatherings in the Phoenix area (which I'm sure there are). I am interested in seeing what is out there and any niches that individuals use whether in the Arizona market or other areas! Any and all feedback is appreciated.
