Real Estate in Tucson, Arizona (near U of A)

My name is Garrett Pickering. My purpose in posting this is to see what's out there in the Tucson area. I am a resident and live approximately 30 minutes out from the University of Arizona and I am interested in house hacking a multi somewhere near the campus. I am wondering if there are any investors in the area who are familiar with good niches and what does well in the market?? I am in the process of getting my RE license now and am looking to get into something by the end of this year, perhaps even a live in flip. Any and all feedback is appreciated, thanks!
