Simon Panosh Check into Pentagon Federal Credit Union. They offer Helocs on investment properties #1-3 if they are owned in your personal name.

Terrance Bradley Look into jumpstart Germantown. It's a program designed to encourage investment in that neighborhood of Philadelphia. It may have some resources that could help, also it may provide some networking with others who are revitalizing neighborhoods. If you are just starting out but not ready to invest, try to find a successful investor and see if you can provide any value to them, helping out, bird dogging, administrative help... If you make yourself useful to a successful investor you can learn the ropes and probably avoid a lot of mistakes. Good luck!

I didn't go through the 203k process but I did a lot of research into it and I was very impressed with Ray Heller of HomeBridge Financial Services. He worked for Prospect Mortgage when I was looking into the 203k and he said they were the #2 originator of these loans before they were acquired by HomeBridge. Not sure what's changed since the aquisition but he would be a helpful person to ask. I believe you can also find a list of 203K mortgage companies online and search by state. Good luck!

I use Cozy for applications, background checks and rent collection. It has a great looking Apple-like user interface and makes you look pretty pro. I recommend it to everyone. There are other similar services out there, but I am happy with them.

Randel Malone Do you live in the house? If so, look for a competitive Heloc provider in your market. You may have better luck with a local bank, credit union or portfolio lender. Trumark financial is good and fairly aggressive about their LTV. If it's a rental try contacting Pentagon Federal credit union. They do Helocs for non owner occupied properties # 1-3.

Corby Goade Terrell Garren Pen Fed credit union will do Helocs on properties 1-3 even if non owner occupied. I have not done this myself. I was told by one of their operators that they only do this for properties in your name, not in your business name. Hope that's helpful!

Hello BP! I am starting on a row home rehab project in the Mt. Airy section of Philadelphia and I would love to meet a new contractor. I have done a few projects in the same neighborhood and right now the guy I'm using on another project has his hands full. So I'm looking to branch out. A few details: This will be a complete renovation including new electrical, HVAC, windows, kitchen and bath, sheetrock and flooring. The house is 1000 sq. ft. It should be a quick project. Looking to start shortly. If you are (or if you know of) a professional who needs a 6-8 week project and are capable of running this, please reach out.
