Can I get a HELOC Im in a weird situation

I am wondering if I can get a HELOC I have a very interesting situation. I started pay my house through owner financing after a while the deed was signed over to me I still owe about 15k but should quite a bit of equity in the home. Now the deed was signed over to me and we had to fill out papers with lawyer and it was filed with the courthouse so I'm not sure if I technically have a mortgage or not but at the same time I own the house. How do I get a HELOC from the bank how would that work?
