maybe @Jonathan Greene can point or connect you with someone in that area.

@Nasser Haddad

Hi Nasser ! That’ll will be great. I’m also marketing in cleveland as well. Have a property under contract in the west side. I’ll send you a PM so we can connect.

I am working with a few sellers in Allegeny County PA area. They are willing to sell me their vacant property for back taxes that are owed. As I am learning more about the area, It seems that there are county, city and school tax that needs to be satisified before ownership is changed ( feel free to correct me if I am wrong ) . After contacting Jordan tax services, I learned I had to go through a Vacant Property Recovery program. Unfornately that department is not picking up " due to having a high call volume because of covid ". I am also learning that the county, and city and school tax are collected and managed separately. City and school tax seems to be collected together, and county is seperate. My exit strategy was to wholesale the properties to other investors.

Just looking for a bit of direction from any investors/realtors in that area.

- Are wholesaling these properties possible ?

-Is this the correct information I am received ?

- As an interested purchaser how can i confirm exactly the amount of back taxes owed in that area.

Feel free to correct any incorrect info. I'm still learning about this market. Thanks.

I like a 10 pct difference between those or more for it to be worth it. You need some activity, but if it's really hot, the best deals are gone. You can obviously still do well in high-turnover markets, but a better bet would be to go one or two towns over from the most transactions and see what's going on there if you can plan to buy, rent, hold, sell that way.

Thanks for that response. I know that market is selling fast, but I will look into the surrounding towns and see what the activity is. Thanks again.

My area (Zanesville) is a gold mine for an investor for buy/holds I could suggest a few investor friendly agents to help you in Central and SE Ohio. I can assist you with getting them to the closing table anywhere in Ohio.

 Thank you I would definitely appreciate the help. I will be in the area next week for a training. Hopefully we can connect in person. I will send you a PM

Where to spend my marketing dollars for wholesaling ?

I'm analyzing two markets that I'm interested in. I am using listsource to pull the most cash buyers in the past six months by zip codes. Then looking into those zip codes with propstream to find vacant house built 1985 or earlier with 50% or more equity. I'm seeing a lot of cash transactions in zip codes that have a lot of vacant houses. I'm looking for some insight, but in my opinion I read that as an area that is thriving ? Meaning investors in that zip code is buying in areas that are vacant ? What do you guys think ?

I'm pulling data from two separate sources. Cash buyer activity from listsource. Vacant house from propstream. Out of the cash transactions from listsource I can't specifically tell what the cash buyers criteria is. But I just want to see if I am reading this right. Some zip codes do support the high cash buyer activity with low number of vacant houses meaning that specific area is more desirable because the demand is HIGH but the supply is LOW. But what happens with the demand is HIGH and the supply is HIGHER ? Is that area more undesirable since there is more vacant properties in that zip code than cash buyers ? The two markets I'm looking to get into is virtually. It would make sense If i had boots on the ground or relationships with realtors and other investors in that area to see. But I don't at the moment. Hopefully I can find that here. The two areas are OHIO & PA.

Under capitalized landlords or landlords without sufficient contingency funds are probably going to be more willing to entertain an offer to sell at this time.

 Hi Lydia,

Thanks for the response. I have been considering D4$ for distressed/vacant houses. How often do you do it ? How many properties do you try to add each week ?
