One way to JV is to sign up for as many wholesaler lists as you can find. When they send you a property, call them (we're building up a network here) and let them know you have a buyer with that exact criteria and it would be PERFECT for him. The JV seller might say mark up the price or he'll say we can split the fee.

If you have to mark it up, don't. Just tell your buyer something like "hey i found you the exact property you asked me for and it's so and so price plus my $2k wholesale fee" or whatever amount you want. This is because there is a good chance your buyer will eventually come across the original lower priced deal so you want to make sure there's 100% honesty upfront. Also that way if you pitch it and he ends up saying he already saw it, you won't lose any credibility. But a better solution though would be to be the first one to know of the deal before the JV seller blasts it out to the public.

In the meantime you will be hustling and looking for buyers nonstop. Craigslist, linkedin, facebook, BP, reia, etc. Your buyers list is what's going to make things a lot easier for you when you eventually get a deal. Pre-qualify each and every buyer. Go out and meet these wholesalers and buyers in person if you can. The more liked and known you are, the more deals you get done. That's a promise.

Soon as you get that deal closed, focus on getting your own contracts. Bandit signs, sticky notes and sweat equity should get you something within a couple of weeks as long as you stay focused.

42 Units in South Bay Florida 33493. 2 Buildings - 28 Unit is halfway finished & the 14 Unit is boarded up and needs a complete rehab. There are 24 units 2/1 and 18 units 1/1.

Purchase comes with all materials for rehab. Only need to purchase fridge and stoves for all units. Section 8 approved after rehab is completed (tenant vouchers from any other city can be used for this property as well). New elementary school just opened across the street. Pilot truck stop just opened nearby. Investor activity has been picking up in the area (rehab hospital just purchased by California tycoon nearby). Tenants pay water and electric.

@Olugbenga Ajayi I don't usually get involved in other peoples battles, but to be honest, it really doesn't matter if he quit wholesaling 2 years ago to be a cowboy or if he decided to work at mcdonalds. The info in the course WORKS and its more than enough to get you started as a real estate investor closing deals and taking names. At the very least, if you happen to be the laziest of the lazy, with this course you could at least UNDERSTAND the way the process works and the basics of real estate wholesaling so you can make an informed decision about what your next step is. Try it Olugbenga. Invest in YOURSELF for once.

(i promise, im not a spokesperson buuuuut maybe i should be .. hmmmm)

@Larry N. Online man. I almost feel like i get TOO MANY leads online, if thats even possible. Obvi, I will never stop direct mail because it's the most targeted way to get and close deals (just advertise for EXACTLY what your buyers are looking for - it's the EASIEST money) but I sure as heck don't focus on it like I used to.

I used to say "bleh I dont want to waste my time on a website cos that takes foreeeever to optimize in order to start getting leads" but WHOA was I sadly mistaken or what. Google mixed with Bigger Pockets mixed with PPC (how expensive your PPC will be depends a lot on your area - and a lot of other stuff but mainly your area) mixed with random targeted blog posts that include multiple optimized pics and signup forms - if done right the first time with FOCUSED EFFORT and the right foundation - can start bringing you legit serious leads within 2 weeks. Check out cody sperbers site (i think thats how you spell it) he has some solid gold goodies. Also theres a guy here on BP that literally every forum post response is talking about how you gotta get a site blah blah which i used to think was kind of annoying until i finally checked out his blog and realized he was talking TRUTH along with TONS of solid gold too. Plus he SEO's for a pretty reasonable price, if i remember correctly. I'll link him when i find it.

The only semi-issue with my online leads, personally, is it's kind of tricky on account of 90% of the leads are out of state. If you can master how to close out of state deals (aka virtual wholesaling) you will be quote unquote RICH within weeks (that last 'rich within weeks' comment was an exaggeration, but SO not far from the truth). Online leads are the easiest leads to put under contract for me. 

Tip: (compliments of a fellow successful virtual wholesaler, Eric Felix from Cali) You should "partner" with JV WHOLESALERS from other states to help you COMP/PRICE AND SELL your deals in other states until you can build up a quality buyers list cos what looks like a $55k ARV might really be a 28k ARV and you don't want to look crazy in front of a potential REAL/LEGIT cash buyer. Not a good look. Networking is your best friend with those types of deals. Lately, what ive been doing when i get a lead that looks good from the outside is look for a few cash buyers in that area and I simply send them the details of the lead and they tell me how much exactly they will pay so i know where i need to be and i'd have a guaranteed sale after i get it under contract.

Oh, and also use WEGOLOOK to get photos and video of your new deal. Costs like $120 but its worth it. Treat your wholesale business like a professional business and you will reap the profits of a business.

Clearly i can go on and on with this online lead thing. Trust me when i say: go get a website with investor carrot, man. Today.

@Valerie Sorensen stop buying courses and coaching programs. Unfortunately, you are having "information overload". Be comfortable with the fact that you will NEVER have "enough" information until you have faith in yourself just get out there and do it. Either buy his course at $97 or buy Sean Terry's course at somewhere around $1k and do whatever it is they say to do. Then, in 1 month, you will know what direction you should continue to go: the bird dogging Justin direction or the standard wholesaling sean terry direction.

No matter what course or no course you choose, action breeds results. Period. No action breeds no results. Period. And if you don't get results, figure out what actions you did or did not take and blame that, not the course.
