@Paul Lachaud , I would have to second what @Account Closed said. Cincinnati can be very 'block by clock', so a fourplex, that "should"rent for 4x500 could be in a dumpy area..  hence the $425 current rent.

..that said, there are a ton of 4x425 in C/D neighborhoods..

What area are you talking about..??

Depends on your long term strategy..

Depends on what you're doing with the money you took out..

Depends on what type of loan you just got (15yr vs 30yr)

So, I guess it all depends..  give us some more details..

@Gareth Fisher Hey! Thanks for posting this good question!

Here's my take..

1 -> If you're investing for monthly cash flow, this isn't a good idea. Obviously, there isn't much CF. Do the math, how much will it 'slow you down' if you leave 10K in the property?

2 -> People here (on BP) will talk all day about taking every cent of 'their' money out of a property (presumably to put in the next one), but you're right. Doing that changes the numbers and it can make a 'decent' property in to a dud. (another thing to consider is PMI on the loan)

3 -> Taking every cent (or most of..) would leave you extremely leveraged, and that could turn out bad.. (depends.. but you get the idea)
