Welcome to BP @Matthew Archer & @Damien L. (and others) You have already set yourself up for success by joining BiggerPockets!! This is really the premier place to start learning about RE and what it can do for you!  As @Jeff Greenberg said, absorb as much as you can!!

I swear, BP is pretty awesome. I love the quick and accurate (well, I assume accurate) responses!!

I guess I misunderstood. I was under the impression to manage any property you needed a license, but I see its just if I wanted to be a property manager.

I have a question. I've read multiple times that in order for me to 'manage a property' (meaning, I'd own a rental unit, SF or MF) in Ohio I need to have a real estate license. Assuming that's true, when or at what point does this become effective? let me explain what I mean with two examples..

#1 -I buy a quad. I live in one and rent out the other three. Do I need a license to manage my quad?

#2 -I buy a SF. Rehab it and a year later, rent it and move out. Do I need a license to manage my SF?

Its a condo right..?   

What are the HOA (or equivalent) fee's..? You'll want to add that to your holding costs..

I'm not an insurance expert, nor do I live in a flood plain, but..

"So my question is this, do you think landscaping measures can eliminate my need to insure for the severe flood plane and allow me to insure for the lesser of the two evils?"

I would doubt it...  just because the insurance underwriter is going to want to protect the investment and unless your landscaping includes a large water proof wall (insert Trump joke here), I wouldn't think it would fly.

..that being said, I'd call the insurance guy (or two of them) and see what they say..
