For investiment multi-unit properties (non-owner occupied), you will look at the very least 25% down. As @Arianne L. mentioned, a lot of folks move into one unit and then the next year they rent that one out as well.

Boston market is really challenging! 

@Rich N. has some good advice and that's really the best you can do at this time since investors are snapping properties left and right and the very good ones are rarely available!

I use Redfin since it lists rented prices and more information than your typical Zillow/Trulia, etc.

Drawback is that Redfin is not available everywhere! 

Also if you close with them, they will share a portion of their commission so it's also nice! Think of Uber for Real Estate that's what Redfin is! 

Also looking to expand into RI and Woonsocket and Lincoln are areas I am initially looking for. Tony D. Any luck on purchasing properties out there? I will also be contacting Stacy as a few folks suggested. Thanks! Flavio

If you are, I would like to ask you a few questions... A couple of investors - acquaintances - are moving some $ there as opposed to areas such as Springfield, Worcester, etc.

Wondering what our fellow BP'ers take are on this specific market...

One word: demand and speculation are driving prices In Boston area and they are already past peak values of 2005/2006...

Some studies suggest that there is a deficit of 42,000 apartments so you can imagine how difficult it is right now for one to purchase anything here!

Make sure you (your lawyer) explicitly say in the P&S that you will not want to have to deal with any property management contract and then the house is 100% yours to do whatever you want: ask tenants to leave, et al
