Go to Redfin.com and look up solds in last 6 months in the areas you are hunting.  Find where it lists the buyers realtor and send them an email for them to let their buyers know you have something for assignment.  Or take those recent solds and do a parcel search which will likely give you the new new owner and their address, then mail them.

@Irwin Haddox if you are buying an investment property and plan on bank financing, you are going to have to find a way to get 20% down.  If you don't already have it, you will have to borrow from a private lender.  You will not get a loan for 100% of the property and rehab.  Maybe you can find a seller willing to hold the financing for a period of time, but they are going to want you to have skin in the game, probably a min of 10%.

@Irwin Haddox buy a 4-5 bedroom place and you may get 1250 from new castle county section 8.

@Irwin Haddox- I'm thinking you should be able to get at least $950 for a 3bd in Del City, maybe up to 1100-1200 if the home is nicer.  That area is becoming more desirable.

@James Masotti and @Glen Beringer - let me know if you get that drink.  I'm thirsty for real estate.

Hey Matt-  seems a. It high. here are my thoughts, I don't have any paperwork in front of me with exact info though. 

Transfer tax is 1.5% of perchase price

Title work and ins - $1,500

Survey - 300-400

Inspection - 350-500

Recording - 200

Prorated Prop taxes - varies

Atty fees - 400-500

May be missing something.

Hey @Ashley Wilson, have you looked into purchasing lists from a website like listsource.com?  You can filter it to fit exactly what you are looking for and then mail them directly.

@Jeremy Williams the first DELREIA meeting is free and then $15 each or $150 for the year. Make the most of that first free one and meet as many people as you can. Be the first one there and the last one to leave.

@Thomas S.  do you write "as agent" or anything else?
