@John Thedford I understand I'll have some work to do to get it noticeable, but all I'm really looking for right now is for a easy layout,  maybe some page ideas, and like Scott said, a look of a professional business.  In the future, I hope to be able to pick your brain about driving the traffic to the site. Thank you for your helpful input.

if these are great deals on the MLS I can guarantee you the experienced flippers in Nee Castle County have already seen them and if they are still available, they are not great. Great MLS deals don't sit on market more than a week around here. Now if you have inside info like you know a seller will take much less than what the list price is then find a flipper and bring them the deal. You can get a finders fee, 1-2k, and then I'm sure they will let you list it as well to get your commission like stated above. If the deal truly is outstanding, meaning you could buy and fix for 65% or less of ARV, you should have NO problems finding money. DelREIA has a funding division. Find a flipper, share what you think are deals and if they agree, LOCK EM UP!! Good luck.

......and my no-go spots are pretty much everything with a East in from of it, anything west of 95 up to union between Lancaster and 4th, west of market between concord Rd and 30th up to the 500 block, and the most dangerous section of city which is easy of 95 to Washington St from 9th St and south.

For Wilm, crime is def going to be a factor, schools are not. You can get "cash cows" by buying for all in $30k and rent 900-1100, but you better be or have, a great property manager. The guys have mentioned some good area and I'll add a few more that I believe are affordable, but not in a war zone. Northeast- from West 30th and higher. Browntown- 5th to 8th Ave. St Elizabeth area. West of 95 from 7st to Penn Ave. Anything west of Union St to city line.......I really like a poker from west of Greenhill Ave and North of Lancaster.  I've recently started direct mail to the city so let me know what type of stuff you're looking for.....bed/ba, price, area. @Maila Marinelli I would recommend Jack Carpenter of Bershire Hathaway in Hockessin. He represents several investors in new castle and Kent counties. BP won't let me put his number so just google the BH Hockessin office for he number.
