"Blanket" loan program allows you to place 3 or more properties into one loan, usually and LLC. With the right loan to value, you can take cash out of these properties to buy more investment properties. Minimum loan amount is $300,000. There is no maximum loan amount. No maximum # of properties. One loan, One NOTE. One monthly payment.

30% down payment required. Can qualify with true stated income or 24 months of personal or business bank statement deposits. Property must pass an appraisal inspection. Lender would like to see six payments made on the loan. No fix up $ available with this product.

Tom: 30 year fixed or 7/23 arm. Points will vary from 2-3%. Loan to Value on non-owner is 70%. The 85% I posted earlier is for owner occupied only. I updated the post.

No tax return needed, Colorado only, $100,000 minimum loan amount, no prepayment penalty. 85% loan to value is available. No fix up $ is included in this loan program. Not an ARV loan. Straight non owner occupied purchase. Contact me for further details.

We have fix and flip lenders available in 50 states. We are based in Colorado so the preferred programs are here in Colorado, but we do have lenders who will lend in all states. None of the programs require a pre-payment penalty. None of the loan programs are 0 down financing. All of the lenders expect the investor to have some $ in the project. Some lenders will finance fix up costs in the project. $100,000 is the minimum loan amount. Contact me via this forum for more details.

We now offer no prepayment penalty investor loans in all 50 states. No limit on # of properties currently owned.
