Hard $ fix and flip loans. 700 score gets you 70% of ARV. $50,000 minimum loan amount. Scores as low as 540. LTV drops with credit score. Down payment goes up as score goes down. Borrower must have 10% of total purchase price, rehab costs and closing costs as a down payment. No 100% financing available. Single family homes, duplex, tri-plex, 4-plex. No condo or town homes. FHA loans require that you live in the property. It applies to 100% of their purchase loans in all cases.

Grant. This loan is for long term rental holds. What exactly do you mean by "wholesale" deals? That covers a lot of ground!....Greg

Approved in 43 of 50 states. Purchase or refinance of residential investor, commercial investor or commercial owner occupied.  No tax return needed to quality. 650 minimum credit score. Down payment always required on purchase loans. This loan product works best with long term hold of rental properties.
