I don't think zillow allows your number in the listing body. You can however watermark it on the pictures ;)

Exactly! Surprisingly many of the deals met the 2% rule before getting them for less anyways.

Thankfully from reading bp all the time I learned a few years back about the 2% rule. Well after meeting an investor who was searching all over the country for homes and apparently not meeting the right agents, I had him fly in and we went to work. We found what he was looking for immediately and were able to get 4 UC in just a few days. We wrote lots and lots of offers before getting these accepted! First time working with an out of town investor so it was a bit of a thrill with the time crunch etc.

Have you walked your neighborhood and knocked on peoples door to meet them? Door knocking is sooo under utilized and typically has a higher conversion rate than mailers for agents. Of course if you do both then you have an even better chance. Depending on your budget though if you can't afford to do mailers for at least 12 months before you get a bite I would recommend door knocking. Mailers are great however many agents quit using them because of the cost and the amount of time it CAN (not always but it can) take before seeing some return from it.

Nicole, I used a program called redx and started doing this for a little while. What I found was a majority of the people owed more than the home was worth and many were not in a price range I was interested in working. It's possible to do however while the market has been doing as well as it has I've focused more on expireds and FSBO listings.

Sorry missed part of the question. Power dialers are programs where I log into a cloud based system on my computer and setup a list of people I want to call. Then I call into 1 number the system gives me and the subsequent calls are made from my PC. Very simple. 

All in 1 system? Vulcan 7 integrated with cole hands down best option. Mojo is 3 times as fast though if you mainly plan on circle prospecting. What's your budget and your goal?

Well there are a lot of options for you. If you want to cold call randoms in nice neighborhoods go with Cole Information and a Mojo 3 line dialer. That's the best neighborhood cold calling setup out there. 

For expireds? Vulcan 7 hands down. 

Fsbos? Doesn't really matter I use Vulcan 7 but my best FSBO calls come from signs in yards where people haven't listed the house online yet.

How are you financing it? If your bank sees it will not cashflow and therefore won't give you the loan you should be set because of the financing clause in many contracts. Also if your agent told you he would get it extended and didn't.... He could be on the line for it in some cases. I might consult with an attorney.
