@Ryan Kurth custom audiences and lookalike audiences are the way to go with the targeting changes.

I run both and pickup motivated seller leads for wholesaling. Most come from facebook as the user age there is a little higher than instagram typically. At least that's my guess as to the reason, doesn't really matter where they come from as long as they're coming in though lol.

Vulcan is the top-notch in expired data. It's not even close. Vulcan has far more accurate numbers. That being said I typically run both. Occasionally Redx has a number Vulcan doesn't and if I get one extra deal from it, boom paid it's way for the next 3 years.

Targeting differs based on the goal. We're pulling in a lot of wholesale leads from facebook right now.

One way is to find investors who already own property and contact them about their needs and wants. After some time doing this you will develop your own little market of homes between investors. Obviously they can list the properties on the open market and sell them however many investors I've worked with prefer to just close things quick and move on to the next deal. Another way is yellow letters etc like a typical wholesalers marketing plan and make sure the sellers understand you work for the buyer. I'm not sure why you would attempt a dual agency agreement when it sounds more like you want to work for the buyer.

Yes the info you can get by being an agent is soo helpful. Make sure your broker offers a high level of training and a competitive split in general and especially on houses YOU are buying and selling. The training you get and just being in the industry in general seems to give you an edge over those who are not.

As mentioned earlier stats can lie. However the stats I would be interested in is what % of homes they list sell and how many homes a year they are selling. Do they use a professional photographer? Stager? Etc. Do they know the market stats in your area and can speak competently about the average list to sale price ratio as well as the days on market in that area. How quick do they answer their phone or return calls if missed? You don't want an agent who isn't responding quickly to buyers calls.

Assistant logins are often available from the local board by agent requests. If you can become an assistant by doing a small amount of work for an agent you may be able to get the access you're looking for.
