I am currently living in a property which I rent from someone who bought it 6 months prior with an FHA loan. I talked to a lender before moving in to make sure it was legal. He said the documents require the purchaser to "INTEND" to occupy the premises. The lender said it was legal. Plans change situations change and that is not illegal.

I'm interested in investing. I don't want to suck up everyone's time I just haven't found what I'm looking for searching the forum. Quite possibly user error. What are innovative strategies? What are the different types? Are these strategies you can use to get a zero down seller financed loan on a home? Also if someone can point me in the direction of a book or specific thread that details all the types of different creative financing strategies I'd love to hear them. I'm very interested in learning about the different types and finding what works for me in my area.

Do it. Figure out the hours you are able to do showings or listing appointments and the hours you are able to take calls or answer emails. Be up front with your clients and let them know when you work and when you don't. If you do that you will work when you want and with who you want which is a great way to get started.

I figured I wouldn't make anything helping them buy but could maybe through finding renter or selling the flip.

I occasionally get calls from people looking for me to do a lot of foot work only to find out they are looking for properties for less than $100 or maybe less than $1000 to flip or rent out. Are these properties out there? Is there a list I'm unaware of? I don't want to be giving someone bad information when they call however I'm not aware of these properties or how to find them. What direction do you steer someone who is looking for this type of deal?

Use the google keyword tool to see which of those are the most searched for and still possible to rank for. Then use instant domain checker to find which domains are availible.
