It would be best to do one or the other. I'm not sure it's legal to do both. Check with your broker.

Does it bring in more or less rent that your current duplex? Is it in better or worse condition? What about appliances, hvac, roof etc... better or worse than yours? The market in many places has been rising quick but that doesn't mean it's worth that much more. Is it worth more to you to have the convenience of the location being near yours?

They say about $2k in most areas. Don't forget you need to buy signs for your listings, business cards, etc. You should also have some money in reserves because it can take time to get your first deal unless you are doing it part time to keep your main income.
