I can't seem to find "free and clear lists". I've gone through mortgage sections on various sites, but I can figure out how to find owners with no mortgage. Any direction?

Wondering is anyone uses their own contracts (as opposed to a contractors contract) when hiring work out?

If so, what type of information is in it?

I'm going to do some direct mailings soon, but I struggle with messaging. Sometimes I think saying too much (ie, "if you're flexible in pricing/terms" or "if you're able to finance" or some witty message about alleviating the stress of owning a property) is not effective as it's too wordy. But, conversely, this may filter out bad calls from good ones?

Or does is it effective to simply state "I'm interested in purchasing your property as an investment", which clearly states your intentions -an investor purchasing an investment.

Thoughts?

WOW! That's nuts! The only part of the couch that's clear, is where the person was obviously sitting while eating a smoking like a chimney. I probably would have puked if I saw the bathroom in person.
